Barry Watson called the meeting to order at 7:00 p.m.

Carol Brigham, 42 Latimer Road, Gray, Maine, Map L02, Lot 36, Zoned Lake District/Limited Residential Shoreland is requesting a 7 foot reduction of a 10 foot side line setback and a 5 foot reduction of a 10 foot rear setback in order to construct a third bedroom.
Dave Douglas, architect for Carol Brigham provided handouts for the board to review. Mr. Douglas reported Carol Brigham contracted him to design a third bedroom as she needs an additional bedroom for her children and for family when they visit. From various deeds and hand drawn information from previous owners of the house they discovered there was conflicting information on the long leg; of the house and they realized the set back was wrong. The Code Information Office was informed and he recommended they seek approval from the board for a variance. The board was provided with an accurate plan with the correct set back.
Doug Webster noted he had not yet been able to confirm the existing square footage to come up with the base line and recommended if the board were to grant the proposed variance, the approval be subject to the code officer verifying the thirty percent calculations.

In response to questions from the board, Mr. Douglas reported they were not changing the existing footprint and the impervious surface will be the same. The solution was situated so they would come back as far as possible from the shore land and noted this is the best location based on the existing site condition and Carol’s needs. Mr. Douglas noted one of the nice features of putting the addition in the back the hill in the back corner of the South West side of the property continues to rise up and disguises the additions from the Allen property so we will not be obstructing anyone’s views. The land in the middle of the property may not be used as it would interrupt the foot traffic pattern to the site and the nature of shore land zoning is to set back as far as possible from the water line and we did not
want to create any more impervious surface or greater slopes. The septic system is under the driveway in front of the garage. Doug Webster confirmed the septic system has been checked and confirmed it can handle another bedroom and additional people.
Kathy Wood moved we the Gray Zoning Board of Appeal grant to Carol Brigham, 42 Latimer Road, Gray, Maine, Map L02, Lot 36, Zoned Lake District/Limited Residential Shoreland a 7 foot reduction of a 10 foot side line setback and a 5 foot reduction of a 10 foot rear setback in order to construct a third bedroom with the understanding the code officer will verify the percentage calculations.
