HENRY PENNELL MUNICIPAL COMPLEX
November 17, 2010 – 7:00 P.M.

To act on the following variance request, in accordance with the Town of Gray Zoning Ordinance as adopted and as amended January 19, 2010

Barry Watson, Debbie Flanigan, Vincent Palange
Excused: Kathy Wood

Approval of Minutes

Approval of August 25, 2010

Debbie Flanigan moved; Barry Watson seconded

Motion to accept the minutes as corrected.

Debbie Flanigan commented on page 2, second paragraph, and asked about the phrasing of the sentence that Barry Watson commented on the Board’s inability to give a variance.

Barry gave an overview of the circumstances of the discussion.

It should read that “the Board can give a variance” and strike “it is prohibited”

New Business Variance Request


Steven Stanley of 24 Lake Ave. Gray Maine is requesting a 6 foot reduction from the northern sideline of his property and 5 foot reduction from the southern sideline of his property in order to build a 24’ x28’ garage.  Map L02, Lot 69, LD Zone, located at 24 Lake Ave.

Steven Stanley requested the variance for a garage to allow more vehicles to be parked.  The lot is very narrow and unusually shaped.  

Ryan Keith gave an overview of the lot subdivision which was created in 1929 and the shape of the lot prohibits him to build without the variance.   

Steven Stanley stated that both the abutters and other neighbors do not have any issues with building this.  

Ryan Keith stated that the request is within acceptable guidelines.  

Vincent Palange moved; Barry Watson seconded

We, the Gray Zoning Board of Appeals hereby grants to Steven Stanley of 24 Lake Ave. Gray Maine is requesting a 6 foot reduction from the northern sideline of his property and 5 foot reduction from the southern sideline of his property in order to build a 24’ x28’ garage.  Map L02, Lot 69, LD Zone, located at 24 Lake Ave.
